BODY CORPORATE

Duties of the Managing agent, but not limited to :

 

Meetings

The preperation and sending of the Agenda for Meetings;

The calling of the Annual General Meeting or any other special meeting;

Attendance at the meetings, the keeping of minutes of the meeting and the dispatch of copies thereof to the owners of units in the Scheme;

 

Secreterial Functions

The safe-keeping of minute books, attendance registers;

Storing of sectional title plans, rules, insurance policies, financial statements, legal documents and all permanent records of the Body Corporate;

 

Administration

The operating of a savings account with a bank, including a trust account in terms of Section 32(3) of the Estate Agents Act, 112 of 1976,

  on behalf of the body corporate;

Assisting the Trustees in the determination of the replacement values of improvements for insurance purposes and arranging the necessary

   insurance of the Buildings and any other insurance the Body Corporate may require;

Handling insurance claims on behalf of the Body Corporate;

Assisting and advising the Trustees with regard to any aspect of the Rules and the enforcement of the Rules on the instruction of the Trustees;

Assisting and advising the Trustees on the maintenance of the Common Property;

 

Accounting

Keeping of full administration records;

Keeping of proper accounting records in accordance with generally accepted accounting practice and principles;

Collection of all levies and other amounts due to the Body Corporate;

Dispatch of monthly levy statements to owners of units in the Scheme;

Dispatch of a monthly income and expenditure report to the Chairman of the Board of Trustees of the Body Corporate;

Preperation of the yearly budget for approval by the Trustees;

Determination of the monthly levy payable by the owners of units in the Scheme according to the participation quota;

Arranging for the annual audit by the auditors of the Body Corporate;

 

Maintenance

The Agent will arrange for the routine inspection and maintenance of Common Property. All repairs and maintenance will be done by 

  contractors to be appointed by the Agent on the approval by the Trustees of the relevant quotations obtained and submitted by the Agent.

 

Notification before take over

Before acceptance, we will review financial situation of Body Corporate and an additional fee will be levied for any queries that have to be

dealt with, which arose prior to our take over.

 

Memorandum of agreement is available on request.

 

Our Portfolio managers have completed the Sectional Title course at the University of Cape Town and Paddocks successfully.

Certificate's available on request.
